RATES: include all guest services. Rates are subject to change without notice and do not include applicable sales taxes. The B&B accommodations we offer can sleep up to 6. If only 1 room is needed the charge is $100 per night with a private bath, entrance and parking. This also includes a full gourmet breakfast and hors d'oeuvres. Otherwise, if you have 3 to 6 in your party we offer the second room at the rate of $50 and the daybed $50.... for a total of $200 plus tax for entire apt. Happy Hour: 5:00 PM to 6:00 PM RESERVATIONS: require a check mailed for a one night deposit at the time the reservation is being made. Minimum 2 night stay! The balance of the reservation MUST be paid upon Arrival CANCELLATIONS: require a 14 day notice. You are responsible for all nights of the reservation to the extent we cannot re-rent the room. Reservations cancelled at anytime will carry a $25.00 cancellation fee. FOR THE COMFORT OF OTHERS there is no smoking inside the Inn and no pets. The B&B is children friendly; cribs are available for an additional $15.00 per night CHECK IN: begins at 3:00. If you find you are going to be later then 7pm, please call us  so that we can keep a special eye out for you. Please let us know if you need to make an exception, and we will try to accommodate you as best as possible. CHECK OUT time is 11:00 am.    **Our bed and breakfast is a no-smoking facility**.
